Property Management Services

Full Management: for property owners who do not want to be involved in any day-to-day management.

  • Leasing services utilizing online advertising using multiple Web sites
  • Monthly collection of rents
  • Payment of bills related to property
  • Monthly owner statements available online via our Owner Portal
  • Electronic proceeds payments directly to your bank account
  • Rates generally range from 8 to 11% per month
  • Rental fees range from 50% to 75% of the first month’s rent with a minimum of $300

Rental Only Service: for property owners who wish to oversee their own rent collections and repairs but need assistance in renting vacant units.

  • Leasing services utilizing online advertising using multiple Web sites
  • Tenant placement
  • Rates are generally 100% of the first month’s rent

Maintenance:

  • On call maintenance
  • General property repairs
  • Property improvements
  • We also offer a Maintenance Service only option for owners who wish to manage their own properties, but wish to have someone available as a back-up for repairs or emergencies

Short Term/Oversight Management:

  • Bank foreclosures
  • Estates
  • Temporary management for owners who are out of the area, to include military personnel, missionaries, owners on work assignment of the Country, and “snow birds” that travel to warmer climates during the winter
  • Fees vary on individual needs

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.

    Receiver Management

    A Receiver is a court-appointed party commonly used in real estate foreclosures and business disputes to manage property during the pendency of the underlying action. A plaintiff or their attorney normally chooses a Receiver to manage their property assets.
